1. Applicable Codes: GuangZhou Municipal Provisions on Urban Real Estate Registration, Guangdong Provincial Regulations on Urban Real Estate Ownership Registration, and Guangzhou Municipal Administrative Regulations on the Registration of Property Mortgages.
2. Applicability: Owners of properties with a registered mortgage and terminated other rights shall apply for registration of mortgage cancellation. Major scenarios include:
(1) The primary creditor’s rights are no longer in existence and other rights have been terminated;
(2) The mortgage rights have been exercised and other rights have been terminated;
(3) The mortgager has given up on his mortgage rights and other rights have terminated.

5. Date of Completion:
(1) Cancellation of mortgage with property ownership certificates or pre-registration certificates of mortgage rights: Within one workday of case acceptance at the counter and issuance of the Real Estate Transaction Registration Processing Confirmation.
(2) Cancellation of mortgage with works in progress and land: Within three workdays of case acceptance at the counter and issuance of the Real Estate Transaction Registration Processing Confirmation.
